Even with the best inspection and maintenance plans followed to the letter, all roofs fail and need replacement eventually, whether through wear and tear, damage, or just old age.
Doing a complete replacement of a flat or low slope roof on a commercial building is a big and expensive project. Making the proper choices are important both to your budget and the longevity of your new roof.
Common types of flat roofing
There are many different types of commercial building flat roofing styles and materials. Here are the most common ones in our Central Texas service area:
Built Up Roofing (BUR)
There are two basic types of built up roofing: tar and gravel, and modified bitumen.
A tar and gravel roof system is basically what you would think from the name; the roof is sealed with tar and then gravel is spread over it for protection. It’s basic, but also inexpensive and effective. It does however have a shorter life span and require more maintenance than other types of flat roofing. It is also very heavy and not as durable and energy efficient as other options.
A modified bitumen roofing system uses sheets of asphalt based material (like asphalt shingles) that are applied in layers using heat or cold-pressing or self adhsive sheets. Modified bitumen flat roofs ae relatively inexpensive and fairly durable, lasting for years.
Membrane flat roofing systems use sheets of a manufactured material, either glued to the roof surface or attached physically with screws and plates (depending on the type of material used).
Membrane roofing is flexible, durable, lightweight, inexpensive, energy efficient and easy to install, giving years of trouble-free protection.
There are three common types of membrane roofing materials:
Thermoplastic Olefin (TPO) – TPO is a lightweight and fire resistant material that is also energy efficient and eco-friendly, as it can be recycled.
Polyvinyl Chloride (PVC) – PVC membrane roofing is easy to install because it’s flexible, and is more durable than TPO, lasting for up to 20 years.
Ethylene propylene diene terpolymer (EPDM) – EPDM roofing is basically a rubber membrane that is laid and attached to the roof with glue or fasteners. It is inexpensive, easy to install and repair, and can last up to 25 years.
